The best way to prevent this is to go and inspect yourself while the building is under construction. Especially inspect the flat you are purchasing. Check for its sunk portions and find out leakages if any.
When you shift into your new apartment/house understand and check possible leaking areas before doing any interiors or else you will not be able to treat most of the areas and it becomes nerve wrecking to do the treatment later on.
Even if the builder has done a good job still these issues can happen as there is a settlement of any new structure for minimum one year so you will be able to see some cracks which would be visible. These cracks needs to be classified in terms of Settlement, Shrinkage and Structural cracks and needs to be treated accordingly. Experts job is to identify and repair.
